Wakefield to sell 130 acres in Castleford

The sale will allow up to 800 new homes to be built on sites at Stansfield Road and Wheldale Farm, with 50 acres of the land said to be suitable for development.

A development consultant and design team are now being sought for the project.

The project will use the same model as its City Fields site, where parcels of land had designs made and planning permission granted before being disposed of in controlled phases to developers.

This model adds value to the site for both the developers and the council, it said, and allows the council to retain control over elements such as public open space and biodiversity net gain.

The project will require a spend of approximately £3.1m, although the long-term gains look favourable.

Both sites are part of the Aire River growth corridor, which was approved in 2018, and the project will complement the £24m investment in Castleford town centre.

A council report stated: “Development of this number of new homes will create its own micro economy and jobs and will of course deliver the new homes that the Local Plan target requires, for both existing and new residents of the Wakefield district.”
