Rula pursues Sheffield industrial

The developer wants to demolish existing buildings at the Tinsley Bridge engineering works at Europa Link, and replace them with up to 272,000 sq ft of modern warehousing.

Rula Developments is working with ID Planning and architect The Harris Partnership on the project, for which outline consent is sought. The plans also include a vehicle hire/sales centre.

The existing buildings on site amount to 189,000 sq ft on a plot that lies around four miles north-east of Sheffield city centre.

Close to Junction 34 of the M1, the site is located off the roundabout junction with Europa Link and Europa Close in the Tinsley area and is currently occupied by Tinsley Bridge Manufacturing & Engineering Works.

As mapped out by THP in its design & access statement, “the existing building has now reached the end of its useful life and no longer meets modern occupier expectations and demands. Therefore the building is proposed to be demolished.”

Two options are proposed for the site’s reuse, both based around a single large building.

In option one, the building would be 271,750 sq ft, which would be around 250,000 sq ft of warehousing and supporting space for offices and other ancillary space. Option two is slightly smaller, with a larger yard space, and could be pursued were an occupier requiring large numbers of lorries.

Rula’s plans have been validated on Sheffield City Council’s planning portal, where they can be viewed with the reference number 24/02633/OUT.
