Quarters Life seeks approval for Gomersal site
Kirklees will debate the developer’s scheme at a meeting on Thursday, with the developer looking to demolish an existing property and build 87 homes in the West Yorkshire town.
The wider project team includes Carter Jonas and Leeds-based Loroc Architects.
Located south of Bradford and north of Heckmondwike, the nine-acres of land sits on Cliffe Lane.
Plans for the site have gone through many iterations, with the initial concept having three apartment blocks, although this proved to be non-viable.
Having reverted to a more traditional housing layout, the scheme has also had to take into account substantial level differences and historic mine workings.
At its meeting on Thursday, the council is set to delegate approval for the project to the head of planning and development, with S106 terms including the provision of 16 affordable housing units, an open space off-site contribution of £113,000, and £150,000 towards education, among others.
The site currently consists of an existing building and several fields, which are used for grazing.
The building would be demolished to make way for site access from Cliffe Lane and the estate road would enter the site and head roughly into the centre before branching into different streets, which would also split off into smaller roads.
Plans propose a mix of two apartment blocks and houses of two- and three-storeys, with a mix of detached, terraced, and semi-detached homes.
