Persimmon submits plans for 215 houses in West Yorkshire
FPCR Environment & Design has worked alongside the housebuilder on the plans for the 19-acre site, located in the village of Carleton, close to Pontefract.
Proposals for the scheme, on which Lichfields is advising on planning, include a range of house types, with a mixture of building heights and detached, semi-detached, and terrace properties.
The properties comprise two to four bedroom houses and eight bungalows. The allocated affordable housing has also been spread throughout the site rather than grouped together, and will have the same external aesthetics as the market houses.
Plans show almost five acres of green space, including a children’s play area.

Persimmon notes in its Design and Access statement that the site has a density of 37 dwellings per hectare, below the required 40 homes stated in the Pontefract Urban Areas Policy, however the policy states that “individual site characteristics can justify a lower density.”
This may be a bid to appease local opinion. The application, validated as recently as 20 September 2024, has at the time of this story’s publication already garnered close to 180 comments on Wakefield’s planning portal, the vast majority objections.
The site is close to supermarkets, three doctors’ surgeries, a nursery, a local secondary school, and has good road links to Leeds via the nearby M62. There are also bus routes available to Doncaster, Darrington, and Pontefract.
