Glenbrook primes Commercial House for sale

An office-to-residential conversion could be on the cards for any prospective buyer for the 58,000 sq ft Sheffield office block, the property company said.

Manchester-based developer and investor Glenbrook, which last month topped out a 500-home PRS development in Leeds, is looking to offload the building, which is on Commercial Street close to Fitzalan Square.

CBRE has been instructed as sole selling agent, and will handle all viewings. There is a strong preference for unconditional bids.

Commercial House comprises 57,772 sq ft over sub-basement, basement, ground and four upper floors. The sub-basement and basement provide 29 car parking spaces. The main access is from Commercial Street, with a sub-entry on Pond Street.

The office space within the building is vacant and is “presented in good condition”. Two of the four ground floor retail units are tenanted, with leases expiring in 2027 and 2029. The three largest floorplates are of between 9,000 sq ft and 10,000 sq ft.

Noted within the sales particulars are the nearby redevelopment of the Castlegate area, a key area of focus for Sheffield City Council, and Sheffield’s status as a “graduate city” – the growth of city living options for young professionals also being a key driver for the local authority. Castlegate was named as a priority location in a framework published for the city in spring 2023.

Fitzalan Square has also been subject in recent years of a £5m improvement programme as part of the city’s ‘Knowledge Gateway’.
