Gleeson submits plans for 123 homes in Wakefield
The Sheffield-based developer has proposed a range of two-to-four-bed houses on land off Newland Lane in Normanton.
The site will include space for public use, car parking and landscaping.
Gleeson worked on the project with Edward Architecture, TPS Transport Consultants, MJM Consulting Engineers, SLR Consulting, and RWO Group.
The proposed site was previously designated as Green Belt land and was reclassified for housing to help meet Wakefield’s housing targets.
Persimmon is developing a nearby site into 331 homes.
Gleeson proposed urban-style homes on the part of the site that borders the town and a rural style on the other side, which borders fields.
The site is less than 2km from the M62 and close to Normanton train station. There are two schools and two doctors’ surgeries within 1km of the land.
Planning consultant Spawforth said the “proposed residential development on the site will make an important contribution to the overall housing delivery targets of the district, on land to be allocated for housing within the Local Plan, within a sustainable urban area identified as a destination for housing delivery.
“As such, the proposed development is considered to be directly aligned with local policy on housing need.”
