Mountpark secures Coal Yard go-ahead

Wakefield Council has given detailed consent for infrastructure and outline permission for 1.64m sq ft of industrial development at the former Ferrybridge power station.

Joint agents on the scheme are Carter Towler and JLL. The wider project team includes Oxalis Planning, SMR Architects, Markides Associates and Hydrock + CPD.

The hybrid application for the 110-acre site was lodged by Mountpark’s team in March. It includes extensive highway improvements from the adjacent A162 into the development. The site is located at the intersection of the M62 and A1(M) motorways.

Mountpark said that the regeneration of the former coal stock yard site could create upwards of 2,000 jobs.

Brett Huxley, development director for Mountpark (UK & Ireland), said: “This decision is the next step towards delivering a new future to this iconic site. Mountpark Ferrybridge represents one of the largest job creation projects in West Yorkshire in recent years, and we hope to attract significant inward investment by creating a high quality industrial and logistics campus for our occupiers.

“The project will generate a vast array of job opportunities for local people, bringing industry and economic prosperity back to Ferrybridge.”

Mountpark Ferrybridge will have the capacity and flexibility to cater for requirements from 40,000 sq ft to 640,000 sq ft.

The developer – previously responsible for a Wakefield development now occupied by Amazon – said that the plans also retain the existing railway sidings that bound the scheme with enhanced landscaping, footpaths and cycleways reconnecting Ferrybridge with the local community.

Both Savills and Knight Frank have recently issued market reports on the performance of the Yorkshire industrial market over the first half of 20234, both concluding the market remains resilient – Knight Frank highlighted the increasing role of manufacturing in take-up.

Mountpark is long-established as a big player in logistics. The Mountpark Logistics EU Sarl is a joint venture between Mountpark Finco and Affinius Capital Europe Holdco BV, the European holding company managed by the Dutch subsidiary of Affinius Capital, formerly known as USAA Real Estate.
